Expat & Foreign National Mortgages — Agnes Mortgage

Built for cross-border lives

Expat lending has its own rulebook: which currencies a lender accepts, how they haircut foreign income, whether a thin UK credit file matters, which countries they will not touch. We navigate that rulebook every week.

  • British expats buying residential or buy-to-let from anywhere in the world
  • Foreign nationals with no UK footprint — including first UK purchases
  • Income in EUR, USD, AED, CHF, HUF and other major currencies
  • Remote identity verification, digital signing and power-of-attorney completions
  • Advice in English, German, Spanish and Hungarian throughout

Foreign income, properly presented

Lenders discount foreign-currency income by up to 25% for exchange-rate risk — but which lender, which currency and which discount varies enormously. Choosing the right combination often changes the maximum loan by six figures.

Documents from foreign employers, tax systems and banks all need translating into a UK underwriter's language — figuratively and sometimes literally. That preparation is precisely what we do before any application is submitted.

Common questions

Answered before you ask

Yes. Specialist and international lenders underwrite on your global profile — income, assets and credit conduct in your country of residence — rather than a UK credit score. Rates are slightly higher than domestic deals but entirely workable.

Almost never. Identity checks run digitally, documents are signed electronically or witnessed at a local notary or British embassy, and solicitors complete by post and bank transfer. Many clients first see their property after they own it.

Plan for 25% on buy-to-let and 15–25% on residential, depending on lender and currency. Additional stamp duty surcharges apply to non-resident and second-home purchases — we include every cost in your numbers upfront.
