Directors & Self-Employed Mortgages

You built a business precisely so a salary wouldn't define you. Your mortgage shouldn't be defined by one either — we lend against how entrepreneurs actually earn.

Income the high street can't read

Salary plus dividends is only the beginning. The right lender will work from salary plus your share of net profit — including profit you deliberately retained in the company. On a healthy business, that difference alone can double your borrowing.

  • Assessment on salary + net profit share, not just dividends drawn
  • One year of accounts accepted by selected lenders
  • Contractors assessed on day rate, not accounts
  • Declining or lumpy profits handled with narrative underwriting
  • Partnerships, LLPs and sole traders equally covered

The accountant's paradox, solved

Good accountants minimise your taxable income; mortgage lenders want to see maximum income. Caught between the two, most directors under-borrow for years. Our job is presenting the same legitimate numbers in the framework each underwriter uses.

Timing matters too: applying two months before or after your year-end can change which figures count. We plan the application calendar around your accounts, not the other way round.

Common questions

Answered before you ask

The market standard is two; a meaningful group of lenders accepts one full year, and contractors can skip accounts entirely with day-rate assessment. Your trading history determines the lender pool — we tell you honestly which pool you're in.

Not necessarily. Some lenders average the years, some take the latest, and some will accept a written explanation of a one-off dip with current management figures. The story matters as much as the spreadsheet — and we know who listens.

Withdrawing a large sum for a deposit needs care — lenders will check it doesn't destabilise the company, and the tax cost needs weighing. Alternatives exist, including director's loans and lenders comfortable with company-sourced deposits. We map the options with your accountant.
